Getting your home ready for a real estate or Airbnb photoshoot can make a huge difference in how your property performs online. Professional photos are one of the most effective ways to attract renters and buyers, especially in competitive areas like Guanacaste, Tamarindo, and Playa Grande.
At Guanamedia, our goal is to capture your property in its best light so it feels inviting, bright, and full of life. Here’s how to prepare your home before your real estate photographer arrives to make sure every photo looks its absolute best.
1. Clean and Declutter
A spotless home always photographs best.
Put away personal items, clothes, remotes, chargers, and anything that doesn’t belong in the scene.
Clear kitchen counters, no dishes, sponges, or clutter.
Make beds neatly and fluff the pillows.
Hide trash bins and pet bowls.
2. Let the Light In
Natural light is your best friend in photography.
Open all curtains, blinds, and shades.
Replace burnt-out light bulbs and turn on every light in the house for extra warmth.
Clean windows to let more light in and reduce glare.
3. Stage Each Area
Small touches go a long way.
Add a few neutral decorative elements (a vase, plant, or folded towels).
Straighten furniture and make sure rugs are centered.
Outdoor spaces: arrange chairs, clean the pool, and hide garden hoses.

Please have the property ready 30 minutes before the scheduled time. This allows us to start right away and take advantage of the best light conditions, especially for drone or twilight sessions.
